Testing and Inspecting

A Periodic Inspection Report or more commonly referred to as a PIR, is when a domestic or commercial property has its electrical installations checked (a bit like a car MOT). All properties should be tested and certified periodically, with the frequency depending on the building’s age, use and general condition. The periodic Inspection Report will reveal if electrical circuits are being overloaded, find potential hazards within the electrical installation, identify defective DIY work, highlight any lack of earthing or bonding, and continue to test the fixed wiring of the installation. This includes checking fuse or circuit breaker ratings and testing the RCDs to ensure they trip under fault conditions. The results from the Periodic Inspection Report will establish the overall condition of all of the electrics. It will tell you whether it is satisfactory for continued use and will detail any remedial work that might need to be done, graded by importance with a recommended timescale.

Landlord Safety Certificates

All landlords must ensure that the electrical appliances and fittings within their property are safe. There is currently no legal requirement to enforce a landlord to hold a Landlord Safety Certificate however, the landlord is liable if any of the electrics are defective or unsafe which in turn can cause harm to the tenant, so it has therefore become good practice for landlords to obtain these certificates before new tenants move in.

Fuse Boards

It is a legal requirement that any electrical work undertaken in a premises that involves the main fuse board, has to be carried out by a suitable qualified operative. Here at Solutions Tad Ltd all of our in house electricians are all qualified to Part P - 17th Edition and all of our works meet the latest edition of the BS 7671 (IEE Wiring Regulations), as part of our NICEIC approved contractor status we have yearly audits to ensure that we are fully up to date with any new amendments and staff undertake additional courses as and when the latest regulations are implemented.

Visual Electrical Inspection

Visual Electrical Inspection will give you a visual indication of the state of the electrical system. This information is very helpful if you are purchasing a property, or in insurance claims after a leak or fire for example. It can also save the expense of a full electrical safety certificate and inspection.

PAT Testing

PAT testing is a process whereby all portable electrical appliances that are plugged into the mains are annually checked for safe use by a qualified electrician. This process is a vital health and safety requirement to protect all employees and tenants and the results are given by means of a PAT test log and stickers on each of the individual appliances tested e.g laptop, kettle, toaster, microwave, printer etc etc. The tested item(s) will be issued with a sticker on site at the time of the testing with a “passed” or “failed do not use” and dated.
